Why retaining walls matter so much on the Var coastline

Between Bormes-les-Mimosas, Le Lavandou and Cap Bénat, most buildable plots sit on a marked slope. That relief, which gives villas their sweeping views over the bay, also brings an unavoidable technical constraint: managing the ground itself, and building retaining walls that are properly designed for it.

What a retaining wall actually does

A retaining wall holds back sloping ground to stop soil sliding downhill under its own weight, under rainwater, or during a minor seismic event. Along the Var coast, where soil is often loose earth sitting on a rocky substrate, this soil pressure can be significant, particularly after an intense Mediterranean rainfall event.

What happens when a wall is undersized

A retaining wall that is undersized, poorly drained, or built without a prior soil survey can crack, tilt forward, or, in the most serious cases, collapse. The consequences then hit the very building it was meant to protect: cracks in the house, a settling terrace, or even a threat to the foundations.

The technical details that make the difference

• The soil survey: it establishes the nature of the ground, its bearing capacity and the type of foundation the wall needs.
• Drainage: a wall without an effective drainage system builds up water pressure behind it, which speeds up its deterioration.
• Reinforced concrete sizing: thickness, reinforcement and foundation all need to be calculated against the wall's height and the ground it is holding back.
• Expansion joints: essential on long structures to absorb the natural movement of the soil and the materials.

Several techniques depending on the plot

Depending on the site layout and the look you want, several solutions exist: cast concrete walls, walls in Bormes stone to blend with the existing Provençal buildings, or underpinning when the retaining structure also needs to reinforce a building that is already standing.

A retaining wall is never just a garden feature. It is a structural work in its own right, one that protects the building for decades when it is properly designed and built.
